Acquiring real estate in Türkiye, registering inherited property, dealing with co-ownership, selling an asset or resolving a title dispute may require a combined review of the land registry, encumbrances, municipal records, tax formalities and, where necessary, court or judicial sale proceedings.

Where an asset has several owners, physical partition, sale, actual use, rental income, expenses and encumbrances must be considered together. A court order for sale does not complete the process: valuation, announcement, auction, award, distribution of proceeds and land registry formalities require separate follow-up.
The legal status of a property is not limited to the registered owner. Annotations, encumbrances, attachments, interim measures, mortgages, leases, actual use and pending court or enforcement files may also require review.
